ClickYourMouseSellYourHouse.com charges a Flat Listing Fee instead of a percentage of the sale of your property to LIST your property.


Another very important difference is you retain your 'by owner' status and reserve the rights to show, sell and advertise your property yourself. If you sell your property to a buyer not working with an agent you pay NO COMMISSION!

Are there any hidden costs?

There are no hidden costs. You pay us the flat listing fee at the time of listing. At closing, you pay the realtor who brought you a buyer the percentage you specified in the listing contract. If you sell your property yourself, without the help of a realtor, you do not owe any commission.

 

What is the MLS?

Multiple Listing Service (MLS®) is the most comprehensive computerized database of homes for sale with over millions of listings nationwide. This database is used by Realtors® to market and promote their own listings and to cooperate with other Realtors®. Realtors®, in turn are compensated with part of the commission.

A large portion of real estate transactions are a result of direct MLS exposure. By having your home in MLS, it will be exposed to thousands of local real estate agents who otherwise would not have known that your property was for sale and would not have shown it. This is the same MLS used by traditional brokers who charge a 6 percent commission.


Who handles the negotiation with the flat fee service?

If you would like to represent yourself for the flat fee, you will negotiate the offer directly with the buyer or buyers real estate agent.  As a part of our listing service we include 1 - 2 hours of consultation, depending on the package selected.  We will review all offers with you prior to acceptance at no additional charge, letting you feel comfortable that you are not alone in the sale of your home.

If you would like Heart of Texas Realty, LLC to represent you in the sale of your home beyond the consultation included in the package you purchased we will:

  1. Negotiate the offer
  2. Prepare the contract
  3. Respond with any counteroffers
  4. Review the home inspection
  5. Calculate the seller's net sheet
  6. Schedule the closing
  7. Review the HUD-settlement statement 

All for an additional 1% commission of the sales price paid at the closing.  This service is available whether you find the buyer yourself or if there is another agent involved.



We can really sell our home ourselves?

Yes, you can!  With ClickYourMouseSellYourHouse.com; Heart of Texas Realty, LLC, you retain your ‘by owner’ status.  You reserve the right to show, sell and advertise the property yourself as a For Sale By Owner or FSBO as they are more commonly referred to.  Remember, if you sell your property to a buyer not working with an agent you pay NO COMMISSION!

 

Why will agents show my property if I am only paying 2-3% commission?

Buyer's agents search the MLS exclusively to locate properties that match their buyer’s criteria. When an agent matches their buyer’s criteria to your property that you have listed on the MLS with our flat fee, they will see that there is a commission payable for the sale of your property. This commission will be the motivation for the real estate agent to direct their buyers to your property, which is equal to a full commission.

Is my payment secure?

You can pay ClickYourMouseSellYourHouse.com online with confidence. We have partnered with Authorize.Net, a leading payment gateway since 1996, to offer safe and secure credit card and electronic check transactions for our customers.
